Abstract/Summary

The construction industry continues to face growing pressure to deliver projects on tighter schedules with fewer resources. Modular construction has emerged as a delivery method with the potential to improve schedule efficiency by allowing off site fabrication and on site work to occur simultaneously. This research examines how modular construction affects schedule performance compared to traditional construction methods. When modular construction is well coordinated, project schedules will show improved efficiency compared to traditionally built projects. Qualitative interviews were conducted with members of the Whiting Turner team on the Cal Poly Student Housing Project, backed up by a review of schedule data and published industry benchmarks. Findings indicate that modular construction offers meaningful schedule advantages through parallel scheduling, reduced weather exposure, and factory based inspections. However, those advantages can be offset by a lack of experience with the delivery method, late design changes, and manufacturer quality issues. This research concludes that modular construction has real potential to improve schedule efficiency, but that potential depends heavily on early planning, team experience, and selecting a reliable manufacturing partner.
